Our work begins with the title search. In conjunction with our title insurance underwriters (link to underwriter partners), we scour the public records to find out some very important things about the property you are buying, selling or refinancing. The title search will tell us who owns the property and how they came to own it; what documents are of record that may affect their interest in the property (we call these “encumbrances”). The documents we find of record inform our next set of activities – the examination of title and the production of the title commitment.
