Title examination is the analysis of the title search documents to determine what will be required to close your transaction and issue your title insurance policy. We’ll look at deeds to make sure that the owners – current and previous – took and granted title properly. We’ll analyze the encumbrances (e.g., mortgages, liens, notices of commencement, etc.) to determine what’s required to clear them and what items we can not “insure over” (we call these exceptions). The examiner’s job is to analyze the documents using title industry standards and to make recommendations based on their analysis. Those recommendations make up our title commitment.
