Why it matters:
✔ Spoofed agencies can redirect payoffs/wires and jeopardize client funds.
✔ Fraud often surfaces late in the process, risking delays and reputational harm.
Quick checks before engaging a title company:
1) Verify on Sunbiz.org (Florida Division of Corporations). Search the company name, officers/registered agent, and address. Watch for duplicate/near-duplicate names and duplicate FEI/EIN issues.
2) Scan for impersonation websites via a domain look-alike checker (e.g., dnstwister.report).
3) Validate contact channels. Confirm phone numbers, email domains, and wire instructions using trusted, independently sourced contact info. 4) Pause if anything feels off—pressure to switch providers, last-minute wire changes, or licensing inconsistencies.
If you suspect a “ghost” agency:
✔ Stop and independently verify all details.
✔ Report to local authorities and follow their guidance.
